But, to take advantage, you MUST be a subscriber PRIOR to any claim! Just as one cannot purchase fire insurance after the house has caught fire, you must be pre-subscribed in order to take advantage to our low-cost services.

What if I have E & O Insurance?

  • Not all E&O covers everything. In fact, many ancillary services, including Radon Testing, Termite Inspections, and Mold Inspections are definitely NOT covered by a normal E&O policy. Often, a separate rider is required. Gaps in coverage can, and often do, exist.

  • IAS services are available to members to resolve a wide range of disputes involving home and commercial inspections through mediation and out-of-court settlement procedures
  • To serve your dispute resolutions needs, IAS provides a forum for the hearing of disputes through the Internet, in an informal and relaxed venue
  • Typically, the parties' agreement to mediate or arbitrate is contained in a future-disputes clause in their contract
  • In the IAS Inspector's case, such a clause exists for those who subscribe to our subscription-based service
  • Our service is subscription-based so that we can offer a lower cost service. With other arbitration services, rates can be much higher
  • For the IAS member, the service is unique in that flat-rates apply and no attorneys are involved
  • It is TRUE alternate dispute resolution, directly between the Plaintiff and Defendant
  • Our arbitration is non-binding; the parties remain free to pursue their claims either through the courts, or by way of a binding arbitration, although in practice, a settlement is the most common outcome. The award and reasoning in a non-binding arbitration is almost invariably inadmissible in any subsequent action in the courts or in another arbitration platform

The Process

  • IAS is a private, informal process by which all parties agree, in writing, to submit their disputes for mediation/arbitration
  • An impartial/neutral inspection expert is authorized to gather and review evidence, and ultimately resolve the controversy by rendering a final award
  • Because an agreement to arbitrate is included in the Inspector's contract, we strive for a peaceful settlement thereby bypassing the necessity of arbitration
  • An arbitration clause might be thought of as a form of insurance against the loss of good will and the high potential cost of litigation
